Terms and Conditions

Acceptance Terms: In making the initial payment for this reservation, I accept the terms and liability for rent and charges related to the unit rental as described below.

Reservation Requirements: A Non-Refundable 25% payment is required within 24 hours of booking. Reservations made within 30 days of arrival are Due in Full, as are promotional, Pay-in-Full, reservations.

Extended Stay Reservation Requirements: A Non-Refundable 50% payment of the first month's total is required. The balance is due 30 days prior to arrival. Subsequent monthly payments are due on the 1st of each month. Should the guest not stay the entire length of time originally reserved, there is $300 cancellation fee.

Payments: Guests will be responsible for making their Non-Refundable deposit at the time of booking. Balance due will be charged 30 days prior to arrival.

Cancellations: Reservations cancelled are Non-Refundable.

Trip Insurance: Trip Insurance is not included. The guest is responsible for purchasing a policy that meets their specific needs as there are No Refunds for any reason.

Age Requirements: You must be 21 years of age to rent this unit.

Maximum Occupancy: At all times, the maximum occupancy is the number stated on your confirmation, including children. Children under the age of three do not count towards occupancy limits. Discovery of guests exceeding the maximum number shall result in eviction with forfeiture of all monies paid. Regardless of when the discovery is made, including departure, additional per-person rates will be charged. Schulstadt Rentals may enter the unit at any time to verify the number of occupants.

Acts of God: Schulstadt Rentals shall not be liable for events beyond their control which may interfere with Guest occupancy, included but not limited to Acts of God, acts of governmental agencies, fire, flood, strikes, riots, war, inclement weather or any other unforeseen incidents outside of our control. No refund will be offered in these circumstances.

Rental Assignment Change: Schulstadt Rentals reserves the right to change rental assignments. In such instances, comparable accommodations will be made.

Pets Policy: No pets are allowed in any unit or on the premises. Non-compliance will result in eviciton with no refund.

Smoking Policy: Smoking is not permitted in any unit. Non-compliance will result in eviction with no refund.

Weapon Policy: No weapons of any kind are permitted anywhere on the Property. This includes, without limitation, guns, martial arts weapons, pellet or BB-guns, paintball guns, and bows and arrows. If a weapon of any kind is found, the guest shall be evicted with forfeiture of all monies paid.

Housekeeping: A basic supply of linens is provided. Bed linens and bath towels are not exchanged during your stay. If your unit is not equipped with a washer/dryer, guest facilities are located on-site. We do not provide beach towels. An initial start-up of hand soap, dishwashing liquid, dishwasher detergent, all-purpose cleaner, garbage bags, toilet tissue and paper towels are supplied. Guests are responsible for replenishing..

Check-In: Check-in is 4 pm CST or later on the scheduled day of arrival. Arrival information will be emailed to you the day prior to arrival provided all required documents and all amounts owed are paid.

Check-Out: Check-out is no later than 10 am CST the day you are scheduled to leave. Late departures will be charged to the card on file in 30 minute increments at a rate of $50 per 1/2 hour.

Parking: Parking Available at Additional Cost.

Other Rules & Regulations: The guest shall not assign this agreement nor sublet the property in whole or part. Any activity constituting a nuisance which is offensive or disruptive is not allowed. Any noxious or illegal acts will constitute grounds for immediate eviction with forfeiture of all monies paid. All rules of the Majestic Beach Resort must be followed.

Miscellaneous: Use of the fitness center is included. Access cards are available. To request Access Card, please call our concierge line during normal business hours. Rules apply.

Rental Agreement: In making the initial payment for this reservation, I accept all terms of the rental agreement and accept all liability for rent and charges related to the unit rental, as well as any damage beyond normal wear and tear during the term of my lease with Schulstadt Rentals. In the absence of payment arrangements, I understand that Schulstadt Rentals, for any charges uncollectible, the jurisdiction for any court actions against me shall be in Bay County, Florida.
